Solid wood flooring is milled from a single piece of timber. While beautiful, solid timber expands and contracts dramatically with seasonal changes in temperature and humidity, which often leads to gapping, cupping, or creaking over time.
Engineered wood flooring solves this issue. It features a top layer of genuine hardwood (known as the wear layer) bonded securely to a multi-layered, cross-plywood core. This structural design dramatically reduces wood movement across the seasons. It also means that, unlike solid wood, engineered timber is perfectly stable to use over modern underfloor heating systems.

Yes, the vast majority of our engineered floors are fully compatible. There are specific guidelines regarding maximum surface temperatures and heating ramp-up speeds, which we will explain in full detail when choosing your floor.
Can engineered wood flooring be sanded and refinished?
Yes. Because it features a real hardwood wear layer, it can be lightly sanded back and re-sealed (oiled or lacquered) in the future to completely remove surface wear and refresh the timber. The number of times it can be sanded depends entirely on the thickness of the wear layer you choose.
Can real wood flooring go in kitchens?
Yes, provided the correct product and finish are chosen, and spills are wiped up promptly. However, for high-traffic kitchens with direct garden access, many clients find our luxury vinyl tiles offer an easier, low-maintenance alternative.
